Are you ready for growth? We are now looking for a talented Property Manager (m/w/d)to join the team, with a passion for retail, a commercial acumen, a strong customer focus and a high level of drive and self-motivation to succeed in a fast paced, challenging environment.

Key Responsibilities

  • managing the Company’s German trading and non-trading estates

  • Inputting lease information highly accurately onto Access database and Lucernex

  • Checking and approving rent reviews, service charge adjustments in accordance with the lease and control monthly rent run in direct connection with the Expense Payable team

  • Control service charge expenditures on a fast-growing portfolio; managing our external service charge auditor – keeping track on any discrepancy in the reconciliation

  • Executing temporary rent reduction in case the landlord fails to fulfil its responsibility and pushing short-term solution

  • Examinating lease drafts on the early stage of negotiations to check if the service charge conditions, optimum terms and maintenance regulations have been met

  • Ensuring that all lease liabilities such as Turnover information is provided to the landlord timely and accurately

  • Resolving complex property management issues by working closely with the Facilities team

  • Protecting and enhancing TK Maxx’s position in the event of estate refurbishments or development

  • Visiting the stores on a regular basis to check and improve the landlord provided services and supporting the Store Operations team in regard to property related issues

Key Skills, Knowledge & Experience

  • Experience in property management, preferably with retail / shopping centre background with desire to learn and develop

  • Excellent lease interpretation skills and experience in enforcing lease obligations

  • The ability to work productively with senior managers across the business, with landlords, managing agents and other retailers

  • Good negotiation and influencing skills, attention to detail and a determined stance on cost reduction

  • Ability to manage many open topics (multi-tasking, time management, prioritising)

  • Fluent English language – very good/advanced both in writing and speaking

  • Expert in using Microsoft tools – Excel, Word, PowerPoint, Access
